Not Every Bad-Looking Roof Needs to Be Replaced.

There's a reason homeowners in New Jersey have gotten suspicious about roofing companies. After every big storm, crews show up from out of state, knock on doors, and tell everyone on the block they need a full replacement. Some of those people did. A lot of them didn't.

Here's the honest version. A shingle roof in this area generally runs 20 to 25 years, and how it ages depends more on ventilation and sun exposure than on the calendar. Plenty of roofs that look rough from the street need a repair and have years left. Plenty of roofs that look fine from the street are failing underneath.

Two Quotes Can Say "Roof Replacement" and Mean Very Different Jobs.

This is where price differences actually come from, and it's almost never the shingle. When one proposal comes in thousands under another, the gap is usually in what got left out — or what got covered up instead of replaced.

Here's what's in every roof we install:

  • Full tear-off to the wood deck. Every layer comes off. We don't shingle over an existing roof — it hides problems, adds weight, and shortens the life of what goes on top.
  • Decking inspected, and replaced where it's soft or rotted. You'll see photos of anything we find before we cover it.
  • Ice and water barrier at the eaves and in every valley, where this climate does its damage.
  • Full underlayment across the entire deck.
  • Drip edge installed at eaves and rakes.
  • Flashing replaced, not reused. Chimneys, skylights, walls, and valleys. Re-caulking old flashing is the single most common shortcut in this trade.
  • Ridge ventilation, balanced with intake. Poor ventilation is what cooks a roof to an early death, and it's the most commonly skipped item on a cheap quote.

    Here's the trap. A crew tears off your roof, finds rotted decking, and now you're standing in your driveway with an open house and a new number. You have no leverage and they know it. This is common enough in the trade that most homeowners we meet are already worried about it before we say a word.

    So we handle decking up front. We inspect what we can before quoting, and your proposal states exactly how decking replacement is handled and what it costs per sheet if it's needed — before you sign anything, not after.

    Before we start. We pull the permit. We protect landscaping, walkways, and anything against the house, and we set up where debris will fall.

    Tear-off. The old roof comes off down to the deck. This is the loud part and it's the part where we find out what's really going on up there.

    Decking check. Anything soft or rotted gets photographed, then replaced. You see the photos.

    Rebuild. Ice and water barrier, underlayment, drip edge, flashing, shingles, ridge vent — in that order, against the 60-point checklist.

    Cleanup. Debris hauled, magnetic sweep across the lawn, driveway, and beds. We'd rather spend the extra half hour than have you find nails in June.

    Walkthrough. We go over what we found and what we did before we leave.
